Historic downtown properties
The downtown historic district is largely brick, largely pre-central-air, and largely without duct chases — there is simply nowhere for a conventional trunk line to run without losing a closet on every floor. That pushes retrofit work toward high-velocity small-duct systems and ductless mini-splits, and it means a lot of these homes still run hydronic heat from a boiler and radiators. Retrofitting cooling into a building with no ductwork is a design problem before it is an installation problem, and it is worth getting a straight answer on the options before committing to any of them.
